The department of registration and stamps is soon commencing a pilot project in the Pimpri-Chinchwad region of Pune wherein the details of the last transaction of the property pop up at the time of registration. This advancement has taken place in order To ensure clear title in real estate transactions and prevent property-related frauds.

“When someone goes for registration (of transactions like sale and purchase, leave and license and mortgage), the previous details of the property i.e. the last transaction will turn up on the screen,” Dr Ramaswami N, inspector general of registration and controller of stamps, told reporters. “We have optimized the search process to bring down instances of frauds and eliminate duplicate (multiple) sale and mortgage with more than one party. This is a part of the process of moving to a stage where land title will be guaranteed as against the present day presumptive title, “” he added.

The department is also looking to connect the registration system with the property tax details in civic bodies soon for Pune & Pimpri-Chinchwad. “We are in “Discussions with the Pune and Pimpri-Chinchwad municipal corporations for the linking of property tax unique numbers. This will make the search and transactions easy,” said Ramaswami. After this pilot project is launched, it will also be extended to other cities like Mumbai.

To ensure ease of business for corporate by providing encumbrance-free and guaranteed land titles, the department is already working on making available soft copies of century-old property and land records online. Searching for the history of the land & whether it has an assured title online, will certainly help both companies and individuals. The department is digitising records from 1985 to 2002, which was the pre-computerisation stage while the documents from 2002 are already available online.
