In India the real estate market has been plagued by many of these kinds of issues and due to that in present the government is planning to initiate the e-registration with an aim to streamline the registrations of immovable properties, which will be helpful to bring the transparency in the Indian real estate market. In present, there are many nations which are using the same platform for extremely progressive transparency in the real estate market.</p>
<p>E-registration is simple process which is able to provide evidence of title with an aim to facilitate the transactions to prevent the unlawful disposal of land. It is expected that the system of online registration will be effective and it will be able to solve various underlying problems, apart from that according to real estate experts this system will be able to fill the loopholes of the traditional land registration process, which is fully based on the Land Registration Act of 1925 and that rarely involves the Powers of Attorney, transfer of <a title="property for sale in mumbai" href="http://shopsandhomes.com/property-for-sale" target="_blank">property</a> under rent and sale or mortgage of land. The Inspector General of Registration and Controller of Stamps (IGR) is set to launch an e-registration project to simplify the registration process for sale agreements of properties between buyers and developers.</p>
<p>The project will enable the buyer to complete the formalities of registration from the site office of a developer without having to visit a sub-registrar&#8217;s office. The project was on Thursday by state revenue minister Balasaheb Thorat at Nanded city.</p>
<p>&#8220;We aim to provide this facility at construction sites with more than 200 flats. The developers will be asked to open an office for e-registration at these sites so that buyers can complete the entire process in lesser time. The process of registration will be the same as in the sub-registrar&#8217;s office,&#8221; IGR Shrikar Pardeshi said during a news conference here on Wednesday.</p>
<p>A pilot project for the same was taken up for Nanded city on Sinhagad Road which was successfully completed recently. Pardeshi said Pune is the first city in the state and probably the first in the country to launch the e-registration project. &#8220;It will not only save money and time of buyers but will also help provide efficient and transparent service. The entire process is online and works through a software. The document is filled online, which is then checked by the sub-registrar,&#8221; he said.</p>
<p>However, here are some pre-requisites for the e-registration process like both the buyer and developer will have to provide their Aadhaar number to complete the registration process.</p>
<p>As per the new process, both the buyer and the developer will have to be present at the site office to fill the registration documents. After capturing the thumb impressions and photographs, the developer and the buyer will submit the documents to the sub registrar office (SRO) for further approval. The SRO will verify the identities of both parties involved with the help of Aadhaar details to validate the document through digital signature. The document will then go back to the developer,&#8221; he said.</p>
<p>The Inspector General of Registration and Controller of Stamps office has received requests from many developers to set up the e-registration facility at their sites. The department will send these applications to the National Informatics Centre for further technical approvals, he said.</p>
<p>However the developer will be able to avail of this facility only after he meets the pre-requisites, which includes all necessary government approvals for the project, minimum of 200 flats in the scheme and a site office having necessary technical infrastructure like a computer, broadband connection, web camera, biometric reader and Aadhaar cards of all parties. Selected developers will be provided with a password and a log-in ID to access the online facility.</p>
