<p>The plots along the Yamuna express way in sectors 18 and 20 had gone up for sale in 2009 but their allotment was stalled as farmers demanded higher compensation for their acquired lands. About 21,000 allottees that had purchased plots priced at Rs 4,750 per sqm, ranging from 300 sq m to 4,000 sq m will finally get possession of their land starting March 2016.</p>
<p>According to the Yamuna Expressway Industrial Development Authority (YEIDA), the farmers of the 77 villages where the plots are located have been agitating for 64.7% enhanced compensation. In August 2014, the UP government directed YEIDA to agree to the demand on the condition that the farmers withdraw their petitions and hand over the plots to the Authority.</p>
<p>The Authority had already started disbursing enhanced compensation amount of Over Rs 20 crore following which possession of around 54 hectare of land in the said sectors was taken. The process   however, came to a halt when farmers again filed a plea in the Allahabad high court against the land acquisition process. Nearly Rs 6,000 crore is yet to be disbursed to farmers belonging to villages in the region between Greater Noida and Jewar.</p>
<p>“Redressing farmer grievances and taking possession of the plots is our foremost priority. We will do this in a time-bound manner. The formal orders from the government for disbursement of enhanced compensation are expected to come this week.” Once the process of taking possession of the plots is over, the allottees will start getting them, said Arunvir Singh, CEO of YEIDA.</p>

<p>In a landmark judgement, A Division Bench of Justice Shabihul Hasnain and Justice D K Upadhayaya of the Allahabad High Court has ruled that a child born out of rape will have inheritance rights over the <a title="property for sale in mumbai" href="http://shopsandhomes.com/" target="_blank">property</a> of the assaulter, the “biological father”. “The child will be treated as an illegitimate child of the rape accused but will have inheritance rights to his property,” they said.</p>
<p>The bench observed that the manner of birth of a person is irrelevant; the rights of inheritance of a person are governed by the Personal Law to which the person is subject irrespective of the manner of birth &#8211; whether the newly-born child of a rape victim is born out of consexual sex or otherwise.</p>
<p>However, the court further added that if the child is given away for adoption, then he/she will not have any rights on the property of the biological father.</p>

The tower was constructed against the mandatory building rules. While the permitted FAR should be 3.5, the builder followed only 2.75 FAR rendering the construction illegal.</p>
<p>In the current <a title="real estate in mumbai" href="http://shopsandhomes.com/" target="_blank">real estate</a> scenario, most home buyers face litigations over their newly purchased apartments. It is therefore crucial to check if the property is legally clear before booking it. Even if it is a branded project by a reputed developer, inspection of the legal documents and construction approvals through legal consultants is becoming essential.</p>

<p>Ensure that the Title Deed from the seller is clear from any encumbrance. The records related to the title deed of the property can be searched at the sub registrar’s office. The report will contain the owner of the property and the related changes in the title. Khata is a legal document that supports the title which will have an entry of the present owner and it can be verified with the local municipal records. Check whether the Khata is changed in the present owner’s name as it is necessary to obtain <a title="home loan" href="http://shopsandhomes.com/housing-loans/new-home-loan" target="_blank">home loan</a>, electricity approvals etc.</p>
<p><strong>Project plan examination</strong></p>
<p>In case of under construction projects, inspect whether the building plan is sanctioned &amp; approved by appropriate authorities.
